Under no circumstances or conditions shall Richland Industries dba Richland Pest & Bee Control be responsible for damage caused at the time the work is performed or any past, present, or future damage caused by normal pest control procedures, including but not limited to:
Staining from insecticides applied to treated areas of the structure.
Cracks or breaks to floors, walls, ceilings, windows, attics, etc.
Damage to lawn, shrubs, flowers, landscaping, etc.
Damage to personal items that are not moved from our work area.
Damage caused by pests such as carpenter bee holes or chewing caused by rodents, etc.
Damage from ladders or other inspection equipment.
Damage caused by routine inspection methods.
Health Notice
It is the responsibility of occupants with asthma/respiratory issues, chemical sensitivities, allergies, or other health and respiratory disorders to disclose this information prior to treatment and have written medical approval. Richland Pest & Bee Control will not be liable for any negative health reactions immediately or in the future after treatment.
Performance of Work
Services will be performed to control the pests named in the Agreement in accordance with listed terms and conditions; all labor and materials furnished per applicable regulations.
Please wait 2–4 weeks for results. Insect flushing may occur. For outside treatments, stay off deck/patio areas and outside perimeters for 2–4 hours. Do not tamper with rodent bait or traps. Customer must call to set up weekly follow-ups or a restart fee may apply. All owed stops must be completed within 45 days or will become void. Supplies used in rodent control are property of Richland Pest & Bee Control. Rodenticides may be utilized to limit re-infestations.
Change in Law
The Agreement is interpreted per applicable laws at execution. If laws change, Richland Pest & Bee Control is authorized to take necessary steps to comply.
Payment Terms
Invoices are due upon receipt. Service may be terminated if payment is not received within 30 days. If legal action is necessary, reasonable costs of collection (including attorney’s fees) may be recovered in addition to amounts due.
Entire Agreement & Notice of Claims
Attachments (if any) together with the Agreement constitute the entire agreement. Any claim must be made immediately in writing to Richland Pest & Bee Control.
Severability & Transferability
If any part of the Agreement is invalid or unenforceable, the remaining terms stay in full force and effect.
The Agreement is non-transferable and terminates upon transfer of ownership of the described structure(s). A new Agreement may be issued to a new purchaser.
Renewals
Recurring services (Pest+ Prevention, Bee Barrier, Mosquitoes, Termite Monitoring) renew automatically Jan 1–Dec 31. Annual Rodent Maintenance Plans renew every 12 months. Non-renewal requires written notice at least 30 days before the end of the period. No cancellation fees and no contracts. Unused services cannot be rolled over.
For customers who opted to remove pre-existing rodent populations prior to exclusion, a 1-year warranty applies to specific areas treated. If payment is not received within 30 days, the guarantee may be void. Warranty covers reinspection and reservice of areas treated during the initial exclusion. New activity within one year triggers reinspection to determine new entry points or higher-level gaps; a free estimate will be provided for new entry points/openings requiring a ladder. The warranty begins on the date of the initial exclusion. An active Annual Rodent Maintenance Plan (ARMP) extends this warranty for the duration the ARMP remains active.
Note: Most situations are resolved by sealing ground-level entry points; higher-level entry points are not included in the initial service or warranty. Warranty only covers areas treated during the initial exclusion.
Regarding Bee Barrier Services
Bee Barrier treatments include a guarantee through the end of the calendar year of treatment. If new nests are built on/within the structure after application, they will be treated at no additional cost.
We do not guarantee against stinging insects foraging or scouting on your property, or nests formed off the structure (e.g., ground nests, trees, bushes, etc.).
Conditional Guarantee: Additional pest control procedures/stops may be required to remedy pests.
Exclusions
Richland Pest & Bee Control may void any guarantee or warranty if the Customer performs one or more of the following actions:
Tampering with or removing rodent materials.
Failing to schedule rodent stops within the recommended time frame.
Failing to remit payment in full within 30 days of service.
Powerwashing, painting, staining, or modifying the exterior within 90 days after a Bee Barrier treatment.

Acceptance of Terms
Upon execution, Customer agrees to be bound by all terms and conditions and acknowledges receipt and understanding of the Agreement.
